I am experienced and certified to use a sophisticated infrared thermal imaging camera that can display temperature as color imaging that can potentially let me see trouble behind walls or hidden from normal view. Certified Master Inspector® and Infrared Certified® inspector Toby Kilgore, uses a FLIR E8 Professional IR Camera, not a cell phone IR camera or other cheap imitation like all of our competitors.
Electrical Concerns
Infrared Thermal Imaging Cameras can detect things like heat from an arcing issue which could cause fire, or an overheated circuit breaker.
Insulation Issues
IR Thermal Imaging Cameras have the ability to show areas of the ceiling or floor that may not be properly insulated. Homes that are not properly insulated will cost more to heat and cool than a home that is properly insulated.
Water Leaks
IR Thermal Imaging Cameras can detect the difference in temperature from areas of wet walls and ceilings compared to dry areas like the pictures below.

Moisture Issues
Many windows and doors, as well as roofing and flashing, are sources of water intrusion that may not show up visually. Using an IR thermal imaging camera and moisture meter equipment is a better method of understanding where water may be entering the building.
Limitations
All technology has limitations and using an infrared thermal imaging camera and moisture meter equipment is no exception. They are useful tools in my toolbox that have helped spot issues I or other inspectors would not see unless drywall/sheetrock, floor coverings, roof coverings, or other materials were removed. Using it properly does not guarantee that all hidden issues will be found but it is indispensable and I use it on most inspections as an aid to finding trouble where the average inspector’s eyes couldn’t.
