The great majority of realtors I come in contact with are very professional. Unfortunately though, there are also a few bad apples out there just like any other profession or industry. Professional realtors have your best interest in mind while less professional and unscrupulous realtors only care about closing the deal. Sometimes it can be difficult to know who to trust. Should you trust the inspector that your realtor hired for you? There are some steps you can take to protect yourself.
If your realtor refers an inspector because they are the cheapest around (as most do) and because they have a cozy relationship with the inspector, make sure and ask the inspector if there are any guarantees provided with inspection. At Accurate Inspections of NWFL we participate in the InterNACHI Home Buyback Guarantee program as well as provide a 99 Day Professional Inspection Warranty. Ask the inspector how long they have been in business, what is their background, are they a Certified Master Inspector like us here at Accurate Inspections? Will the inspector be on site or will it be someone the inspector hired, or a family member/friend of the inspector? Will they charge you more money if a re-inspection is needed? Do they provide FREE Florida Insurance Inspections? Does the inspector test for Chinese Drywall, Asbestos, Radon Gas, Lead Paint? These are just a few questions that you should ask the inspector your realtor referred.
Along with the 99 Day Warranty and Home Buy Back Program, we provide the following:
